The property in question is a two-year-old brick veneer house with a rendered boxed overhang above the garage. The box is constructed with a timber frame, covered in cement sheets, and wrapped in sisalation paper.
During the inspection, we discovered a significant issue at the junction between the render and underwall flashing. Due to building movement over time, this junction had cracked, creating a pathway for water ingress onto the sisalation paper. The water was then tracking to the side and accumulating at the bottom of the box, where it became trapped.
To rectify this problem, our skilled repair team will be installing an expansion joint at the problematic junction. This expansion joint will allow for proper movement and flexibility, preventing future cracking and water penetration issues.
