Water leaking right now?

  1. Turn off the water at the meter (usually at the front boundary) or at the stopcock.
  2. Switch off power to any area where water is near electrics.
  3. Smell gas? Leave the area, don't use switches or flames, turn the gas off at the meter if it's safe, and call your gas distributor's emergency line, or 000 if anyone is in danger.
  4. Take photos of the damage for your insurer, then call us on 1300 346 353. Our phone line is open 24/7.

What leaks do you find?

We specialise in finding leaks, not general plumbing. That's why plumbers, builders and property managers call us when a leak can't be found by looking.

How it works

Step 1

Call or book online. Tell us what you're seeing. We give you the price before we book and a 2-hour arrival window.

Step 2

We test, not guess. The technician uses the right method for your leak: thermal, acoustic, tracer gas, pressure, dye or camera.

Step 3

We mark the leak. We show you where it is and explain the cause before we leave.

Step 4

You get the report. Photos, test results, cause and repair scope, ready for your plumber, strata manager or insurer.

How do we find leaks without digging?

Most leaks can be found from the surface, so only the confirmed leak point needs to be opened for repair.

Your report: insurance, water bills and repairs

Insurance-ready report

Every inspection comes with a written report with photos, thermal images, test results, the cause and a recommended repair scope, referencing the National Construction Code and Australian Standards. It's what insurers, loss adjusters and strata managers ask for. We can't say what your insurer will cover, so check your policy. For tribunal disputes we also prepare expert reports for VCAT.

Water bill leak allowance

Most water retailers, including South East Water, Yarra Valley Water, Greater Western Water, Sydney Water and Urban Utilities, consider a credit for a hidden leak that has been found and fixed. Our report gives them the evidence they ask for. Read The 1300 FINDLEAK Guide: how to claim your water bill leak credit.

Repairs: our visit is about finding the leak. We mark it, explain the cause and give you the report. If you'd like us to fix it, we'll quote the repair and return at another time to complete it, often with trusted independent trades. Many plumbers, builders and property managers do their own repairs from our report.

Who we work for

Property managers and strata managers can email a work order to admin@1300findleak.com.au with the tenant or occupant's contact details, and we'll arrange access.

Frequently asked questions

How much does leak detection cost?

Leak detection is $398 including GST for the first hour on site in metro Melbourne, Sydney, Brisbane and the Gold Coast. Extra time is $198 an hour in Victoria and $168 an hour in New South Wales and Queensland. The Mornington Peninsula is $498, Geelong is $598, the Surf Coast is $898, and regional Victoria starts from $798 depending on the town. The written report is included and there's no separate call-out fee.

What happens if you can't find the leak?

We offer Found or you don't pay: if we can't find the leak you booked us for, you don't pay for the inspection. Conditions apply, for example the leak needs to be active or able to be reproduced on the day and we need access to the areas to test. The full terms are on our guarantee terms page.

Does insurance cover leak detection?

Many home and strata policies cover the cost of finding a leak that has caused damage, often called "search and access" or "trace and access", but it depends on your policy. Check with your insurer. Our written report gives them the cause, location and evidence they ask for.

How do you find a leak without digging or breaking tiles?

We use non-invasive methods: thermal imaging, electro-acoustic listening, tracer gas, moisture mapping, pressure testing, UV dye and CCTV drain cameras. They let us pinpoint the leak from the surface, so only the confirmed leak point needs to be opened for repair.

Can you find a leak if the grass is dry?

Yes. Most underground leaks never come to the surface, because the water drains into the soil or stormwater. We find them by listening to the pipe with acoustic equipment or by tracing tracer gas through the soil.

Why use a leak detection specialist instead of a general plumber?

A plumber can repair a leak once it's found, but finding a hidden leak needs specialist equipment and experience. Without it, the result can be exploratory demolition, a second call-out, or a repair that doesn't stop the leak. Many plumbers call us to find the leak, then do the repair themselves.

Do you offer emergency or same-day leak detection?

Yes. Our phone line is open 24/7 for burst pipes and gas leaks, and same-day leak detection is often available. Our office is open 7am to 11pm, 7 days a week.

What do I receive after the inspection?

The technician shows you the leak before leaving. You then receive a written report with photos, thermal images, test results, the cause and a recommended repair scope, referencing the National Construction Code and Australian Standards. It can be given to an insurer, a landlord, a strata manager or the repairing trade.

Do you repair the leak as well?

Yes, if you'd like us to. Our first visit is about finding the leak: we mark it, explain the cause and give you a report. If you want us to fix it, we'll quote the repair and return at another time to complete it, often with trusted independent trades. Many plumbers, builders and property managers do their own repairs from our report.

Which areas do you service?

Melbourne, the Mornington Peninsula, Geelong and the Surf Coast, regional Victoria, Sydney, Wollongong, Brisbane, the Gold Coast and the Tweed coast.
